If you are not already a member of a community service group, you may want to check into it. We are members of the Marysville Lions Club. Lions club members are men and women who strive to make a difference in their local community as well as in communities worldwide. Their volunteer efforts go beyond the support of vision care, to addressing unmet health and education needs worldwide. Our 1.3 million men and women in 200 countries and geographic areas conduct vision and health screenings, build parks, support eye hospitals, award scholarships, assist youth, provide help in time of disaster and much more.

Most clubs meet either weekly or every other week. Usually they meet for breakfast, lunch or dinner. Most will meet at a local restaurant or a community center. Usually members are expected to attend service projects (our club averages about 4-6hrs per month for service projects) These projects can range from helping cleaning up a park, collecting for food drives, building projects, or a host of other needs that the community might have.

As you can see from the above figues, we have entered a buyer's market. The number of homes sold has decreased and homes are not selling as fast. However, you can also see that we are still seeing an increase in housing prices for our area. (with the exception of Stanwood which has seen a decrease in average sale prices. This is largely due to the increase in new starter homes and condos, not from deflation of prices).
While we do not have the figures at this time, we are fairly certain that the quantity of homes available on the market is also significantly higher this year. We have also noticed the increase in incentives such as buyer bonuses and higher selling agent commissions.
This type of market makes it extremely difficult for the for-sale-by-owner sellers, since it takes a great deal more marketing to get a quick sale for top dollar than it has in the past.

Fiction: The sky is falling.
Fact: The sky is not falling but it is changing. The real estate market is experiencing a high rate of transaction fall out.
Fiction: There are no more 80/20 loans.
Fact: Yes there are, but higher credit scores are required.
Fiction: Stated income and no ratio loans no longer exist.
Fact: These products still exist, but 100% loans still available require higher credit scores.
Fiction: FHA and VA loans should be avoided.
Fact: These loans are more attractive that ever for customers with less than perfect credit.
Fiction: All loans have been impacted by the changes.
Fact: So far, conforming Fannie Mae, Freddie Mac and Government loans are in tact.
Fiction: Sub Prime loans are a thin of the past.
Fact: Sub prime loan products are being redefined in response to changes in the credit market.
Fiction: I can assume that my pre-approved buyer is all set to go and I am going to get a paycheck.
Fact: Life is good, but...you cannot make any assumptions in today's changing market.

In the past, buyers who wanted to purchase with little down would be required to purchase mortgage insurance to cover part of their loan if they went into default. A few years ago, many mortgage companies started offering "80/20 loans", this eliminated the requirement to purchase insurance while still allowing buyers to purchase with no money down. Unfortunately many of these loans were at adjustable rates. In addition, since many of these buyers were at the top end of their budget, they were also offered an interest only option for the beginning term. Now that many of these loans are entering their 2nd or 3rd years, the interest rates are escalating and the interest only options are now requiring larger payments to principal. This has caused many of these homeowners payments to nearly double, putting their house payments out of reach for their budget. This has resulted in an unusually high amount of foreclosures. When the government indicated they would step in and hold the lenders accountable for putting these homeowners in this position, and all of these lenders then sold the loans to other lenders and closed their doors. What happens now? The high amount of foreclosures will result in some deals for investors who will be purchasing these homes at auction or from the homeowner before the foreclosure is completed. Many will then place these homes back on the market for a profit. This is resulting in an increase of homes for sale creating a buyer's market. I know everyone hears on the news that the prices of homes is going down all over the country. The media has a very convincing way of using statistics to sway the publics perception of what is happening. While some other areas of the country are seeing slight price corrections, this is not necessarily the truth here in the Northwest.
When the news reports show that the average home sold for less money than previously, they are using the average home sale price. They do not take into account the actual home prices of similar homes.
Let me explain how this can be incorrect. Say for example that last month 5 homes sold.
one at 150K one at 250K one at 350K one at 450K one at 550K That is an average of $330,000 per home
This month we have also sold 5 homes one at 200K one at 275K two at 310K one at 390K The average is now $297,000
The media automatically concludes that housing prices fell 10 percent. This is not the case. What actually happens is that fewer more expensive homes and more less expensive homes sold. It's interesting to see that the new homes in developments still seem to be going up. It is much better to compare these since they have several of the same floor plans that are being sold over a period time.
I recently resold a home for a client that was trasferred after only being in the home for a few months. He did no improvements at all, and made a profit even after paying for the closing costs.
While I do think the market has slowed slightly, Real Estate is still the best investment out there.
